Property Manager
Central Coast/Hunter Region, NSW
$110,000 to $125,000 plus super and travel allowance, depending on experience

We are seeking an experienced, organised and commercially minded Property Manager to manage a retail and mixed-use portfolio of smaller assets across the Central Coast/Hunter region, working closely with a client who values responsive communication, accuracy, practical problem solving and strong day-to-day ownership.
This is a varied and interesting role suited to a Property Manager who enjoys managing multiple smaller assets across a region, balancing competing priorities, building trusted client and tenant relationships and keeping the operational, financial and compliance detail moving across a diverse portfolio.
The Role
Reporting to the Senior Portfolio Manager NSW, you will take responsibility for the day-to-day management of a retail and mixed-use portfolio of smaller assets across the Central Coast/Hunter region, ensuring each asset is well managed, commercially understood, accurately reported and supported through proactive tenant, contractor, client and stakeholder communication.
You will be supported by Facilities Manager and administration team members, and will work closely with the client, Senior Portfolio Manager NSW and leasing teams to maintain accurate portfolio information, manage operational follow-up, prepare quality reporting, identify risks early and deliver practical, responsive service across a high-touch portfolio environment.
The role will include regular travel across the portfolio, with a travel allowance provided.
· Managing day-to-day property management activities across a retail and mixed-use portfolio of smaller assets across the Central Coast/Hunter region.
· Maintaining accurate tenancy schedules, retailer files, lease information, contacts, critical dates and key business metric reports.
· Supporting lease administration, rent reviews, options, expiries, renewals, assignments, terminations and related follow-up actions.
· Supporting rent collection and timely arrears follow-up, escalating matters in line with agreed procedures.
· Managing purchase orders, accounts payable support, vendor invoice coding, arrears reporting, reconciliations, outgoings administration and monthly reporting.
· Preparing accurate client reports, budget packs, meeting notes, portfolio updates and documentation that clearly communicate performance, risks, actions and priorities.
· Maintaining clear, confident and professional communication with the client, tenants, asset owners, contractors and internal stakeholders.
· Engaging regularly with tenants to build rapport, understand operational needs, support occupancy outcomes and identify upcoming risks or requirements.
· Coordinating maintenance requests, contractor attendance, work orders and follow-up actions with the support of Facilities Management.
· Monitoring contractor follow-up actions and escalating delays, service issues or compliance concerns.
· Supporting contractor documentation, insurance certificates, WH&S; records and compliance information being current and accurately filed.
· Coordinating site inspections, centre walk-throughs and operational follow-up actions as required.
· Identifying operational risks, service issues, recurring maintenance themes or stakeholder concerns and escalating appropriately.
· Working closely with internal teams across property management, facilities management, administration, finance and leasing to support accurate information, responsive service and robust asset outcomes.
· Contributing as an experienced Property Manager, bringing sound judgement, practical problem solving and a commitment to service excellence across the portfolio.
About You
You will be an experienced Property Manager who is comfortable managing a portfolio with multiple smaller assets, each with its own operational priorities, tenant relationships, maintenance requirements and reporting needs.
You enjoy being close to the detail, communicating professionally with clients and tenants, and taking ownership of follow-up so matters are progressed efficiently and accurately.
Must have:
· Ability and willingness to travel regularly across assets within the Central Coast/Hunter region, supported by a travel allowance.
· Current Queensland Real Estate Salesperson Certificate or licence, or willingness to obtain if required.
· Current Driver's Licence and working vehicle
· Experience with accrual accounting budgets for retail and mixed-use properties
Experience required to support this role:
· Demonstrated experience as a Property Manager, ideally with exposure to commercial, retail, mixed-use or neighbourhood-style assets.
· Confidence managing multiple smaller assets or a busy portfolio where attention to detail, prioritisation and consistent follow-through are essential.
· Robust working knowledge of lease administration, tenant communication, maintenance coordination, property reporting and financial administration.
· Sound financial acumen, including experience with budgets, outgoings administration, arrears management, reconciliations, accruals and client reporting.
· Strong property administration, coordination and follow-through skills.
· Good attention to detail and the ability to work accurately with financial, lease-related and property information.
· Confidence communicating directly with clients, tenants, owners, contractors and internal stakeholders in a clear, calm and professional manner.
· Ability to manage competing priorities, ask questions, follow through and escalate appropriately.
· Proficiency in Microsoft Office, particularly Excel and Word, with the ability to work with and analyse data.
· Experience using property management systems such as MRI, Yardi, Cirrus8 or similar, or the ability to learn systems quickly.
· Working knowledge of relevant regulations, compliance obligations, WH&S; requirements and industry standards.
· A collaborative working style and the ability to engage effectively across property management, facilities management, administration, finance, leasing and business support teams.
· A proactive, solutions-focused approach and a commitment to service excellence.
Desirable:
· Property, asset management, finance, business management or related qualifications.
· A property or finance-related degree, or a strong fundamental understanding of accounting principles.
· Previous experience supporting a retail property portfolio, shopping centre portfolio or mixed-use asset portfolio.
· Experience using MRI, Yardi, Cirrus8 or similar property management software.
· Exposure to budgeting, outgoings reconciliations, arrears management and client reporting.
· Experience working closely with Facilities Managers and the wider property management team.
