The Strata/Body Corporate Manager will oversee day-to-day management of strata and community schemes, including coordinating maintenance and repairs, managing common property issues, and liaising with owners, residents, contractors, and other stakeholders.
Key responsibilities include preparing meeting agendas and minutes, organizing and attending committee and general meetings, administering by-laws, and supporting compliance with relevant legislation and regulations.
The role also involves budgeting and financial oversight for schemes, monitoring levy payments, reviewing invoices, and providing accurate reports to clients.
The manager will handle routine correspondence,
resolve disputes where possible, and ensure a professional, timely response to all queries and service requests.Qualifications Experience in strata, body corporate, property, or real estate management, with solid knowledge of strata legislation and best practices.Strong communication and interpersonal skills, including the ability to engage with owners, committees, residents, and contractors in a clear and respectful manner.Organizational and time management skills to coordinate multiple schemes, meetings, deadlines, and administrative tasks efficiently.Financial literacy, including experience with budgets, levies, invoices, and basic reporting for managed properties.Problem-solving and conflict resolution abilities to manage issues between stakeholders and support fair, practical outcomes.Proficiency in office software and property management systems, with the ability to learn new tools and processes quickly.Capacity to work both independently and as part of a team in a hybrid workplace, demonstrating reliability and accountability.Relevant qualifications in property, real estate, business, or a related field are advantageous; industry certifications or strata-specific training are highly regarded.
