We are at an exciting growth stage, and this role is central to it.
The opportunityWe are looking for a hands-on Senior Property Manager or General Manager to take day-to-day ownership of our portfolio's operational performance. This is not a desk job. You will be out on the road inspecting properties, keeping them to a high standard, coordinating our team and contractors, and making sure every owner, guest and tenant has an outstanding experience.You will be the operational backbone of the business, freeing the Director to focus on growth and business development. For the right person, this role offers a genuine pathway into a broader General Manager remit as the portfolio scales.
Key responsibilities
Property operations and inspectionsRegularly drive to and physically inspect properties across the portfolio to ensure they are clean, well presented, safe and in excellent working orderConduct routine, entry and exit inspections and prepare condition reportsIdentify and resolve issues proactively before they affect owners, guests or tenantsMaintain a high standard of presentation consistent with the Host Solutions brandOnboarding and portfolio growthManage the end-to-end onboarding of current properties, including fit-out, styling, photography, listing setup and complianceHelp the business grow the portfolio smoothly without compromising service qualityMaintenance and contractor managementCoordinate maintenance, repairs and cleaning across the portfolioBuild and manage relationships with cleaners, tradespeople and other contractorsEnsure work is completed promptly,



to standard and at fair costTeam leadershipLead and support the operational team, including cleaning coordinators, runners and guest/tenant support staffSet standards, allocate work and hold the team accountable to a high level of serviceOwner, guest and tenant relationshipsBe a trusted point of contact for property owners, providing clear, proactive communication and reportingOversee guest experience (short-term rental)ensuring issues are handled professionally and quicklyCompliance and systemsEnsure properties and processes meet South Australian regulatory requirements across short-term rental operationsKeep our property management systems accurate and up to dateContribute to improving processes as the business grows
About you
EssentialDemonstrated experience in property management short-term (short-stay/Airbnb).A genuinely hands-on operator who is happy to be out inspecting properties rather than behind a desk all dayA current South Australian driver's licence and a reliable vehicleStrong organisation and the ability to juggle multiple properties and priorities at onceExcellent communication and relationship skills with owners, guests, tenants and contractorsA high standard of attention to detail and pride in presentationComfortable using property management software and technologyDesirableExperience leading or coordinating a small teamExperience with Hostaway or other property management software is a plusKnowledge of South Australian tenancy, short-term letting or rooming house regulationsA real estate registration or property qualification
