Position Purpose
The Hawkesbury Showground is seeking a reliable and community-minded Live-In Caretaker to become part of our team. This position would ideally suit a semi-retired individual or couple looking for a quieter lifestyle while remaining active and engaged in the community.
The role is centred around providing an on-site presence, assisting with the day-to-day operation of the Showground, supporting weekend events and helping maintain the security, presentation and smooth operation of the facility.
Due to the nature of the role, it is not considered suitable for applicants who are committed to full-time employment elsewhere, as the successful applicant is expected to be readily available to respond to after-hours issues, provide assistance to hirers and maintain a regular presence on site.
Applicants must hold unrestricted Australian work rights. The HDAA is unable to provide visa sponsorship or employer nomination for this position.

This package is provided to support the Caretaker in fulfilling the responsibilities of the role and maintaining an after-hours presence at the Hawkesbury Showground.
Key Responsibilities
Property Security




Provide an on-site presence outside normal business hours.
Conduct routine patrols of the Showground after normal business hours to ensure gates and buildings are secured.
Monitor for unauthorized access or suspicious activity.
Respond to alarms and security concerns.
Liaise with emergency services where required.
Report any security issues and concerns to management.
Event Support
Open gates and facilities for hirers and events.
Responding to minor operational issues.
Monitor compliance with hire conditions.
Report damage or hazards.
Visitor Interactions
Provide a professional and approachable presence.
Assist visitors, hirers and volunteers.
Escalate significant issues to management
Safety and Compliance
Follow all Work Health & Safety procedures.
Report hazards and incidents.
Participate in emergency response procedures.
Administration
Maintain caretaker logs.
Record maintenance requests and incidents.
Report after-hours callouts.
The Ideal Applicant
The ideal applicant is semi-retired or seeking a lifestyle change. You enjoy living in a rural community environment. You have practical maintenance skills in case of emergencyand is reliable, trustworthy and approachable.



You need to be available to respond to after-hours incidents and understands that weekend work is an essential part of the role.
Essential Requirements
Current NSW Driver License.
Applicants must hold unrestricted Australian work rights. HDAA is unable to provide visa sponsorship or employer nomination for this position.
Police Check (or ability to obtain).
Working With Children Check (or ability to obtain).
Ability to work weekends and public holidays.
Ability to respond to after-hours situations.
Desirable Qualifications
Previous caretaking or property management experience.
First Aid Certificate.
As the position includes occupancy of an on-site residence, appointment will be subject to satisfactory rental history and tenancy reference checks. The successful applicant will also be required to enter into an accommodation or occupancy agreement outlining the conditions associated with the residence.
What This Role Is Not
This role is not suited to someone who:
Is employed full-time elsewhere.
Is regularly away from the property overnight.
Is unable to work weekends.
Is looking for a traditional Monday to Friday 9:00 am–5:00 pm role.
Is unable to respond to after-hours incidents or emergencies.
Working Conditions
The successful applicant will reside in the on-site accommodation as part of the employment package. The position requires a regular on-site presence, particularly during evenings, weekends and major events.
