Are you an experienced Property Manager who’s tired of chasing KPIs and feeling like just a number in a large franchise? This rare Senior Property Manager role offers the chance to manage a well-kept portfolio where quality is valued over volume and your expertise will be respected.
You’ll be taking over a portfolio of around 130 properties, mainly houses including Californian bungalows, duplexes, and villas. This is not a high-volume environment – it’s a portfolio built on long-term relationships and robust service standards and average management fees of 6 - 7%.
You’ll be supported by an assistant who handles routines, ingoings and basic maintenance, along with a leasing and BDM team, while accounts are managed in-house.

What we’re looking for
A senior Property Manager with at least 5 years’ experience managing residential portfolios
Someone confident handling complex issues such as insurance claims and NCAT matters
Robust understanding of repairs and maintenance with the ability to liaise with trades and guide owners
Excellent communication skills and a proactive approach to problem solving
A team player who enjoys being part of a boutique, qualified environment
