Position Description

Site Manager, Commercial

Reports to: Managing Director

Works with: Project Manager

Direct reports: Site labourers, subcontractors and trades on site for the duration of the project

Location: Bungendore, NSW (site based)

Project: 21 room motel, single level, Addition/ new build (commercial)

Contract: 12 month fixed term, single site engagement, commencing mid September 2026 (approx.)

Normal hours of work: 7:00am to 4:30pm Monday to Friday, Saturdays as required to keep programme on track

Salary: Flexible upon experience of applicant.

Role Purpose

The Site Manager takes full day to day responsibility for Megham’s commercial build: a 21 room, single level motel. This is a single project, contract based role – one site, one programme, one team, for the length of the build. A major part of the role is managing subcontractors: their scope of works, their contracts, and making sure every package is delivered in full, on programme, and to the standard our clients expect.

The Site Manager reports to and is guided by the Managing Director, who brings extensive experience in high rise commercial and retail construction, and works closely with the Project Manager on budget, procurement and client reporting. The Site Manager owns execution on the ground – running the site, directing site labour and subcontractors, and resolving every issue that comes with it through to resolution.

Key Accountabilities

Team Leadership

- Direct site labour and coordinate subcontractors and trades on site for the duration of the project.

- Run daily stand ups and weekly toolbox meetings to align the team on priorities.

- Address performance or conduct issues promptly and constructively, escalating to the Managing Director where required.

Subcontractor Management

- Review subcontractor contracts and agreements to confirm scope, exclusions, and programme obligations are clear and enforceable.

- Check subcontractor work against scope as it progresses, not just at completion, so gaps and shortfalls are caught early.

Programme and Quality

- Own and maintain the build programme, sequencing trades and adjusting the critical path as issues arise.

- Produce and maintain status assessments of short and long range programmes, and complete Inspection and Test Plans (ITPs) in line with Megham’s QA process.

- Ensure work is delivered to Megham’s quality standard,



catching and correcting defects before they compound.

Budget and Procurement

- Work alongside the Project Manager to keep the project within its stated budget and margin.

- Coordinate material procurement and delivery scheduling to align with the programme.

- Support the Project Manager on variations and account checks where site knowledge is needed.

Coordination and Communication

- Act as the primary point of contact on site for subcontractors, suppliers, and the client.

- Provide regular progress updates to the Managing Director and Project Manager, and flag risks before they become problems.

- Support client facing site visits and walkthroughs alongside the Project Manager where required.

Site Set Up and Site Standards

- Oversee site establishment: services connection, temporary fencing, hoarding, site safety pack, and storage as required.

- Ensure the site is kept protected and tidy, and materials are managed and stored correctly.

- Set the standard for site presentation and conduct.

Health and Safety

- Comply with and enforce Megham’s WHS Management System, policy, and site regulations at all times, and communicate them clearly to all site personnel.

- Ensure all employees and site visitors complete an effective site induction and sign the induction form before entering site.

- Ensure subcontractors submit a Site Specific Safe Work Method Statement (SWMS), and review it against the site safety plan before work commences.

- Identify and eliminate hazards using the Eliminate, Isolate, Minimise approach, with employee consultation on hazard identification, reporting, and compliance verification.

Record Keeping and Reporting

- Maintain accurate records of hours worked, materials used, and subcontractor activity.

- Submit weekly progress reports to the Managing Director and Project Manager.

- Photograph and document progress for client updates.

- Diligent: checks subcontractor work against scope and contract, not just programme,



so nothing is missed or left incomplete.

- Proactive: identifies and resolves issues before they escalate.

- Upholds Megham’s reputation for quality and reliability on a project that has one shot to get it right.

- Leads with accountability, sound judgement, and clear decision making under pressure.

- Maintains a professional, tidy appearance and full PPE at all times, and holds subcontractors to the same standard.

Key Performance Indicators

Weighted in order of priority: programme, team leadership, budget, quality, then safety.

1. Programme and Timeline Delivery

- Practical completion achieved inside the contracted programme, or within an agreed buffer where delay is genuinely outside the Site Manager’s control.

- Programme reviewed and updated weekly, so the Managing Director always has a current picture.

2. Team Leadership and Subcontractor Management

- Daily stand ups and weekly toolbox meetings run consistently for the life of the project.

- Site labour, subcontractors and trades allocated ahead of need so the site never sits idle.

- Subcontractor scope of works and contract obligations confirmed and tracked for every trade package, with nothing signed off incomplete.

3. Budget and Cost Awareness

- Cost risks and variations flagged to the Managing Director and Project Manager as soon as they’re identified.

- Subcontractor and material invoices checked and signed off accurately and on schedule.

4. Quality and Defect Rate

- Complete Megham’s internal QA process with a 100% success rate, every time.

- Enforce and obtain subcontractor quality assurance documents, reviewed before works are signed off as complete.

- Thorough defect and incomplete work register updated at each hold point.

5. Safety

- Zero unreported incidents.

- Hazards identified and closed out promptly, not left open.

- Subcontractor inductions and public liability certificates 100% on file before anyone is on site.

Growth Path

This is a huge development opportunity: the Site Manager will be guided by a Managing Director with extensive experience in high rise commercial and retail construction. Strong delivery on this project opens the door to further commercial contracts with Megham as the commercial division grows, including the potential for an ongoing role for the right candidate.
