About the Role
Working directly with the Head of Credit, you will play a central role in the firm's credit function. You will assess, structure and manage real estate mortgage-backed lending transactions across residential, commercial and industrial property subclasses, provide credit guidance to the origination team, drive the credit approval process and support ongoing credit risk management. This is an excellent opportunity for an experienced Senior Credit Analyst or Credit Manager looking to take the next step in their career within a fast-growing NBFI and step into a key role within the business. You will gain exposure across the full credit lifecycle while working closely with senior decision-makers in a collaborative and entrepreneurial environment.
Key Responsibilites
You will conduct comprehensive assessments of regulated and un-regulated loan applications for mortgage-backed lending against residential, commercial and industrial property securities in accordance with the company's credit policy and risk appetite. You will own the credit underwriting process from initial assessment of a loan application to settlement,
and management of any post-settlement conditions. You will also work closely with the Origination team to workshop lending opportunities and provide credit guidance, where necessary. For each loan application, you will:
- Assess the creditworthiness of borrowers and sponsors, including financial strength, debt servicing capacity and sensitivity assessment.
- Evaluate security properties by assessing marketability, liquidity, location, valuation and asset-specific risks. Where relevant, analyse project feasibility, construction risks, development feasibility, lease profiles, and proposed and alternative exit strategies.
- Review and critically assess due diligence documents, including without limitation, valuation reports, QS reports, building contracts, planning approvals and other relevant information as necessary for each loan application.
- Conduct independent research on property markets, economic conditions and location-specific factors to identify risks that may impact transactions.
- Identify both opportunities and risk in each loan application, and structure loan offers by determining appropriate LVRs, facility limits, loan terms, security, pricing, conditions and covenants that mitigates credit risk.
- For each loan application,
prepare comprehensive Credit Memos with clear recommendations, conditions, rationale and supporting documentation pack and submit for Investment Committee approval.
- Issue terms, conditional approvals and formal approvals to the origination team or brokers.
- Tick off conditions as they are satisfied and own and manage the workflow of each credit file to settlement.
Post-settlement, you will:
- Assess and recommend on any variation requirements to any outstanding loan in accordance with Vangeld's credit policy.
- Identify emerging credit risks and recommend appropriate mitigation strategies, including workout, recovery and enforcement actions where required.
What You'll Bring
- Minimum 3 - 5 years' experience in real estate credit underwriting.
- Strong knowledge of the Australian property market across multiple subclass (residential, commercial and industrial)
- Hands-on experience in underwriting commercial loans and, construction and property development loans.
- Strong financial analysis, deal structuring and credit writing skills.
- Excellent analytical, communication and stakeholder management skills.
