About the role
We’re looking for a Property Manager to join Nation and support the day-to-day management of one of our operating build-to-rent communities.
This role sits at the heart of the resident experience.
You’ll manage the property processes that keep the community running smoothly. From leasing, renewals and resident onboarding to inspections, arrears, maintenance coordination and tenancy matters.
You’ll be a key point of contact for residents, internal teams, contractors and service providers, helping to make sure issues are resolved quickly, communication is clear and the resident experience is managed to a high standard.
This is a hands-on role for someone who knows residential property management, cares about people and wants to be part of a growing rental platform doing things differently.
What you’ll be doing
You’ll help manage the daily operations of the property, including:
- Negotiating renewals and tenancy documentation
- ·Managing resident onboarding, move-ins and move-outs
- Conducting routine inspections and property condition reporting
- Coordinating maintenance requests with internal teams, contractors and service providers
- Managing rent collection, arrears and late payments in a timely and professional way
- Supporting tenancy processes, notices and tribunal matters where required
- Acting as a key point of contact between residents, internal stakeholders and external partners
- Responding to resident enquiries, feedback and complaints with care, clarity and professionalism
- Working with the Resident Services team to deliver a consistent, high-quality resident experience
- Maintaining accurate records across property management systems and reporting tools
- Supporting resident communications, community programming and events where required
- Ensuring all work is undertaken in line with workplace health,
safety, environmental and quality guidelines
- Supporting compliance with company policies, procedures and relevant residential tenancy requirements
What you’ll bring
You understand that great property management is about more than process. It’s about trust, responsiveness and making sure residents feel supported in the place they call home.
You’ll bring
- Experience in residential property management, leasing or a related property role
- A Real Estate License or Certificate of Registration
- Understanding of residential tenancy, property management and building operations
- Experience managing leasing, renewals, inspections, arrears and maintenance coordination
- Strong customer service and problem-solving skills
- Clear and confident communication skills
- Strong organisation skills and attention to detail
- The ability to manage competing priorities in a busy operational environment
- Confidence working with residents, contractors, service providers and internal teams
- Strong IT skills, including Microsoft Office and CRM or property management systems
- A calm, practical and solutions-focused approach
- A genuine interest in resident experience, community and the future of rental living
How you'll work with the team
You’ll report directly to the Senior Property Manager and work closely with the teams that bring Nation communities to life, including resident services, leasing, marketing, finance, building management, operations and external service providers.
You’ll help connect the resident experience with the operational detail behind it, making sure the community feels well-run, responsive and easy to live in.
