We are seeking an experienced, motivated, and proactive In-House Property Manager to oversee the day-to-day management of our residential property portfolio. This is an exciting opportunity to work directly for a property development company, where you will play a key role in delivering exceptional service to our tenants while protecting and enhancing our investment assets.
About the Role
As our In-House Property Manager, you will be responsible for the end-to-end management of a residential portfolio, ensuring properties are well maintained, tenancies are managed professionally, and compliance with Queensland legislation is maintained.
Key Responsibilities
- Manage all aspects of residential tenancies from commencement through to vacating.
- Conduct routine inspections, entry and exit inspections, and follow up on maintenance items.
- Coordinate repairs and maintenance with contractors and monitor works to completion.
- Liaise with tenants, contractors, and internal stakeholders to provide exceptional customer service.
- Prepare and manage lease renewals, rent reviews, notices, and tenancy documentation.
- Monitor rental arrears and take appropriate action in accordance with legislation.
- Ensure compliance with the Residential Tenancies and Rooming Accommodation Act and all relevant legislation.
- Manage insurance claims and property-related documentation where required.
- Maintain accurate property records and tenancy files.
- Assist with budgeting for maintenance and capital works where applicable.
- Identify opportunities to improve property performance and tenant satisfaction.
About You
To be successful in this role, you will have:
- Previous experience managing a residential property portfolio.
- Strong knowledge of Queensland tenancy legislation.
- Excellent communication and negotiation skills.
- Exceptional organisational and time management abilities.
- A proactive approach to problem-solving and conflict resolution.
- High attention to detail and strong administrative skills.
- Experience using property management software (Console experience is highly regarded).

Please Note:
This role does notinclude the following responsibilities:
- Receipting rent in Console.
- Weekly rent disbursements and reconciliations in Console.
- End-of-month trust account reconciliations in Console.
- Processing bond lodgements or bond refunds through the RTA.
- Determining rental prices, approving tenant applications as the landlord, or setting lease terms.
- Overall supervision of the rental department.
This role is Gold Coast based.
