About the role

Capstone Realty is seeking an experienced Senior Property Manager to join our dynamic team in Rhodes, NSW.

This is a full-time position responsible for managing a residential property portfolio primarily located across South-West Sydney and the Inner West, with a strong focus on newly built houses and house-and-land properties.

The successful candidate will have solid experience managing freestanding houses and will be confident handling the unique requirements associated with newly completed properties, including defect reporting, builder liaison, maintenance coordination, handover issues and ongoing tenancy management.

As Senior Property Manager, you will play a pivotal role in ensuring exceptional service delivery to our landlords and tenants, while contributing to the continued growth and reputation of Capstone Realty.

Key responsibilities

- Oversee the day-to-day management of a substantial residential property portfolio, primarily across South-West Sydney and the Inner West.

- Manage a portfolio consisting largely of newly built houses and house-and-land properties.

- Coordinate property handovers, identify and report building defects, and liaise with landlords, builders and contractors where required.

- Ensure all managed properties are maintained to a high standard and that maintenance matters are handled promptly and efficiently.

- Manage tenant relations, including lease negotiations, rent collection, maintenance requests and general tenancy enquiries.

- Conduct regular property inspections and prepare detailed inspection reports.

- Coordinate maintenance and repair works with approved contractors and relevant service providers.

- Prepare and maintain comprehensive property records, including tenancy agreements, financial statements, inspection reports and compliance documentation.

- Ensure compliance with the Residential Tenancies Act, NSW property management legislation and relevant local council requirements.

- Liaise with landlords and provide regular updates regarding property performance, rental income, maintenance matters and tenancy issues.

- Handle lease renewals, rental reviews, bond management and end-of-tenancy procedures with a high level of accuracy and attention to detail.





- Manage property marketing and coordinate advertising campaigns to maximise occupancy and minimise vacancy periods.

- Resolve disputes and complaints from tenants and landlords in a professional, practical and impartial manner.

- Support, guide and mentor junior property management staff, fostering a culture of professionalism, accountability and service excellence.

What we're looking for

- A minimum of five years’ experience in residential property management, with demonstrated success managing a substantial property portfolio.

- Strong experience managing freestanding houses, preferably including newly built houses and house-and-land properties.

- Experience managing properties across South-West Sydney and the Inner West will be highly regarded.

- An understanding of recent-property handovers, building defects, builder warranty matters and maintenance coordination is advantageous.

- In-depth knowledge of New South Wales residential tenancy laws and current legislative requirements.

- Strong financial understanding, including experience with rent collection, arrears management, bond management and financial reconciliation.

- Excellent communication and interpersonal skills, with the ability to build and maintain strong relationships with landlords, tenants, contractors and builders.

- Fluent spoken and written English is essential.

- The ability to communicate fluently in either Mandarin Chinese or Cantonese is highly desirable.

- Proficiency in property management software and digital platforms commonly used within the real estate industry.

- Proven leadership and mentoring skills, with experience supporting or managing junior team members.

- Outstanding organisational and time-management skills, with the ability to manage multiple properties and competing priorities.

- A proactive and solutions-focused approach to property management and operational challenges.





- A current Australian driver licence and willingness to travel to properties as required.

- A current NSW Certificate of Registration or Real Estate Licence is required. Relevant property management qualifications and training will be highly regarded.
