General Manager/ Community Manager - Build To Rent – Melbourne CBD

Reporting to: Portfolio Manager

Employment Type: Full-Time

The Role

We are looking for an experienced and commercially focused General Manager /Senior Community Manager to lead performance at our Melbourne CBD asset while contributing to the success of the broader Melbourne portfolio. This would be a great role for an Assistant GM or Leasing Manager with BTR experience to step up.

This is more than a site-based role. It is a leadership opportunity for someone ready to influence strategy, strengthen operational standards, and build capability across multiple assets. You will take full accountability for financial outcomes, resident experience, and operational excellence — with a clear pathway toward future Cluster-level leadership.

You will collaborate closely with Head Office and on-site teams to ensure the asset not only performs, but outperforms.

Your Impact

Drive Revenue & Leasing Performance

- Take full accountability for occupancy, rental growth and revenue delivery
- Analyse leasing data and adjust strategy in partnership with the Operations team
- Optimise enquiry management and conversion performance
- Make informed pricing and incentive decisions within approved parameters
- Implement proactive renewal and retention strategies
- Control staffing, contractor, utility and supply costs
- Identify efficiencies and eliminate avoidable spend
- Ensure accurate budgeting, forecasting and reporting

Elevate the Resident Experience





- Champion a high-quality, hospitality-driven living experience
- Lead communication standards and resident engagement initiatives
- Maintain strong online reviews and retention metrics
- Conduct regular quality checks to ensure presentation aligns with premium brand standards

Maintain Operational & Compliance Excellence

- Oversee compliance audits and reporting obligations
- Ensure all documentation, registers and contractor records are current and accurate
- Proactively resolve complex resident or operational matters
- Maintain a culture of accountability and operational consistency

The Mindset We’re Seeking

- Operate the 115-key asset as if it were your own investment
- Balance commercial outcomes with community experience
- Act decisively and independently
- Continuously identify opportunities to improve income, efficiency and presentation
- Understand the relationship between day-to-day decisions and long-term asset value

About You

- At least 2 years’ experience in BTR or PBSA (Property Manager or Assistant level)
- A minimum of 5 years in hotel or hospitality operations
- Strong leasing and organisational capability
- A genuine understanding of customer satisfaction and community building
- High commercial awareness with a results-driven mindset
- Confidence operating autonomously and owning outcomes

- Operating costs are tightly managed within budget
- Resident satisfaction and retention remain strong
- The property is compliant, well-presented and performing at a premium standard
