A rare and exciting opportunity has become available for a motivated and capable full time Holiday Let Property Manager to join the team at Niche Holidays Noosa. This is a hands-on leadership role supporting a high-performing team while overseeing a portfolio of premium holiday properties for our valued owners.

We are also open to applications for a Property Manager Assistant position, ideal for someone with less experience who is eager to learn and grow within the business while supporting our senior team.

We are seeking an organised and proactive Property Manager to oversee a portfolio of prestige holiday homes and apartments. You will be the key liaison between guests, owners, and service providers—ensuring every property is impeccably maintained and guest-ready at all times.

This is not your typical real estate role—there are no sales, no routine rental inspections, and no open for home viewings. Instead, you’ll be working with a fun and supportive team in a business that values quality, professionalism, and collaboration.

About the Role:

You’ll be responsible for the presentation, performance, and overall care of a portfolio of luxury holiday homes. You’ll play a key role in team operations, be integral to property owner and guest satisfaction,



while also working to grow the portfolio through relationships and new property acquisition.

Key responsibilities include:

- Managing part of a portfolio of holiday rentals alongside our Property Management team

- Supporting the team with operations and issue resolution

- Managing maintenance, upgrades and guest service requests

- Identifying and onboarding new luxury properties to expand the portfolio

- Build strong relationships with property owners, guests, and suppliers

- Contributing to occupancy and revenue growth strategies

- Ensuring all properties meet Niche’s brand and compliance standards

- Assist with onboarding new properties into the portfolio

- Coordinate maintenance, cleaning, and property care services

- Monitor booking trends and respond to operational needs during peak seasons

What We’re Looking For

- Previous experience in holiday letting, short-term rentals or property management (minimum 1-2 years)

- Excellent communication and interpersonal skills with the ability to communicate at all levels (email, phone and in-person)

- Possess a keen eye for detail, with an ability to ensure that every aspect of the property, from furnishings to guest amenities, reflects luxury

- Ability to manage competing priorities and deadlines

- Tech-savvy, with confidence using booking or property software (Resly or similar PMS & Outlook)

- A current driver’s licence and reliable vehicle

- Customer-service driven,



with the ability to cater to high expectations and deliver an experience that leaves a positive lasting impression

- A proactive, solutions-focused mindset, able to anticipate needs, address challenges, and maintain impeccable service

- Highly organised, managing multiple properties, requests, and ongoing maintenance schedules with ease

- Strong knowledge of the Noosa area and its luxury market, understanding what makes the region a top destination for high-end travelers

- A Real Estate Salesperson Licence or willingness to obtain (as required by QLD law).
