We are a growing property management company committed to exceptional service, integrity and continuous improvement. We are now seeking a Property Manager / Inspection Specialist to join our Perth team and help us maintain the highest standard of inspection reporting and compliance.
About the Role
This role focuses on delivering high-quality Entry Condition Reports, Routine Inspections and Final Bond/Exit Inspections across the Perth metropolitan area. You will be responsible for ensuring each property is inspected, documented and reported accurately and on time, with a strong emphasis on detail, compliance and communication.
You'll work closely with our Senior Property Manager, tenants, contractors and internal team members to ensure smooth turnarounds—particularly in fast-paced pre-move-in periods.

Key Responsibilities
Inspection Duties
- Conduct high-standard Entry, Routine and Exit inspections.
- Follow all inspection checklists with 100% compliance.
- Identify and record maintenance, wear & tear and presentation issues.
- Provide detailed written comments and high-quality photographic evidence.
Scheduling & Workflow
- Efficiently plan and schedule inspections to meet strict timelines.
- Manage short turnaround periods prior to tenant move-ins.
- Maintain accurate calendar entries and avoid scheduling conflicts.
Systems & Reporting
- Complete all inspections using PropertyMe and Inspection Express.
- Correctly link reports to tenants and properties.
- Share reports with owners and tenants as required.
- Coordinate with contractors (e.g., vacate cleaners, trades).
- Experience with PropertyMe and Inspection Express software is preferred.
Communication
- Liaise professionally with team members, tenants and external trades.
- Provide clear updates and escalate issues when needed.
- Communicate respectfully and focus on proactive solutions.
Additional Expectations
- Perform small hands-on tasks when required (e.g., battery replacements, basic resets).*
- Participate in ongoing training and professional development.
- Maintain a positive, supportive and solution-focused approach.
- Contribute to continuous improvement of systems and processes.
What We're Looking For
- Valid WA Real Estate Registration (PM).
- Experience with entry/exit/routine inspections.
- Minimum 6 months of property inspection experience is required.
- Strong attention to detail and administrative accuracy.
- High level of computer literacy.
- Excellent written and spoken communication.
- Strong planning and time-management skills.
- Full WA driver's licence.
- Ability to work independently.
- Proactive mindset, willingness to learn and adapt.
- Open to feedback and continuous improvement.

- 100% checklist compliance.
- Zero duplicate reports.
- 95–100% accuracy in administrative tasks.
- High-quality, detailed inspection reports.
- All inspections completed within required timeframes.
