Position Purpose

The Construction Estimator is responsible for accurately estimating and assessing the cost of construction projects from early design through to delivery. This is an office-based role, and we are ideally seeking candidates with experience in Class 2 multi-residential projects. The position involves preparing detailed trade packages, scope documentation, and Bills of Quantities (BOQ), as well as managing tender processes and conducting comprehensive quote comparisons. The Estimator works closely with the Development and Construction teams to ensure all costings, methodologies, and value engineering options are fully evaluated to achieve cost-effective and efficient project outcomes.

Working hours are typically between 9:00 am and 5:30 pm, with flexibility on start and finish times to accommodate workload, site visits, and project needs.

Key Responsibilities

Tendering and Procurement

- Prepare detailed trade packages and tender documentation for distribution to subcontractors and suppliers.
- Manage tender processes, ensuring all contractors are given equal opportunity and access to information.
- Receive, review, and compare quotations (“apples for apples”) to ensure each includes the correct scope of works, quantities, and allowances.
- Identify and document any inclusions, exclusions, or clarifications within received quotes.
- Recommend preferred contractors based on value, capability, compliance, and risk.
- Liaise with government and non-government agencies to obtain accurate costings for project-related requirements, including permit fees, approval charges, development bonds, and any mandatory statutory contributions or conditions.
- Ensure all such regulatory or authority costs are clearly identified, budgeted, and included in project estimates.
- Maintain a clear understanding of industry-standard rates applicable to each trade, ensuring that quotations received align with current market expectations and cost benchmarks.




- Demonstrate the ability to negotiate competitive rates with key suppliers (e.g., concrete, steel reinforcement, formwork, etc.) to achieve cost efficiencies while maintaining quality and compliance.

Cost Estimation & Quantity Take-Offs

- Prepare and maintain detailed Bills of Quantities (BOQs) for all trades and work packages.
- Use Cubit estimating software to produce accurate measurements, quantities, and cost breakdowns.
- Cross-check estimates against construction drawings, consultant documentation, and site data.
- Maintain and update pricing databases for materials, labour, and subcontractor rates.

Value Engineering & Methodology Review

- Analyse design and construction methods to identify opportunities for cost reduction, time efficiency, or improved constructability.
- Present value engineering options with supporting data to the Development Manager and Site Teams.
- Provide comparative analysis of alternative materials, systems, or methodologies.
- Documentation and Reporting
- Prepare clear, professional cost reports, trade comparison summaries, and tender recommendation schedules.
- Maintain accurate records of all quotes, correspondence, and pricing assumptions.
- Assist in preparation of project budgets, cashflows, and progress cost reports.
- Support post-contract cost control by comparing actual costs to original estimates.

Progress Claims & Site Verification

- Assess subcontractor and supplier invoices against the project BOQ, contract scope, and progress on site.
- Conduct site visits to verify completed quantities and ensure claimed works align with physical progress.




- Provide detailed assessment reports to the internal Construction and Accounts teams, identifying any discrepancies or adjustments required.

Software & Technical Proficiency

- Cubit: for measurement and estimating.
- Excel: advanced use for costing spreadsheets, comparisons, and data management.
- Bluebeam Revu: for digital mark-ups, take-offs, and plan analysis.
- Familiarity with cost databases and estimating libraries.

Soft Skills & Attributes

- Robust analytical and numerical ability with high attention to detail.
- Excellent communication skills, both written and verbal.
- Ability to coordinate multiple trade tenders and manage deadlines efficiently.
- Proactive problem-solving mindset and strong initiative.
- Collaborative team player with the ability to liaise across departments and with external stakeholders.

Performance Metrics

- Accuracy and timeliness of cost estimates and BOQs.
- Effectiveness in securing competitive trade pricing and complete scope coverage.
- Quality and clarity of documentation, reports, and comparisons.
- Contribution to project cost savings through value engineering.
- Compliance with company procurement and reporting procedures.
- Accuracy and completeness of government and authority cost inclusions.
- Demonstrated ability to maintain up-to-date knowledge of industry-standard rates and negotiate cost efficiencies.

Reporting & Accountability

The Estimator reports directly to Senior Management, Construction Manager, and/or Development Manager. They are responsible for maintaining accuracy and consistency in all estimates, trade comparisons, and cost documentation, ensuring decisions are supported by clear data and sound financial logic.
