L J Hooker Taree Strata Management invites qualified and experienced maintenance contractors to submit tenders for the provision of comprehensive maintenance services at Seashells Resort at Diamond Beach.
Scope of Services Includes:
- Pool maintenance services
- Grounds, gardens and landscaping upkeep
- General maintenance repairs for complex and gutter cleaning
- Emergency call-out services
- The contact would initially be for 12 months with a trail period of 3 months at commencement of contract if your tender is successful, with the chance to re-apply at the end of the initial 12 month period.
- Timesheet and invoices to be submitted weekly with expected payment regime no later than fortnightly after receipt of the invoice.

Requirements:
- Proven track record in facilities maintenance
- Compliance with all relevant Australian standards and OWHS regulations
- Appropriate licences, insurances, and certifications
- Ability to provide timely, high-quality service

List of Duties to be Performed by Contractor
BBQ Area
- Check and clean all hotplates, surrounding areas, filters, hoods, covers, benches, and paper towel holders. Inspect for grease behind and under barbeques.
Frequency: Daily (Peak, Shoulder, Off-Peak)
- Clean tables, chairs, seats, benches.
Frequency: Three times weekly (Peak), Weekly (Shoulder & Off-Peak)
- BBQ igniters are provided in Lot 1 units for guests; permanent tenants and owners supply their own.
- Sweep and wash down all floor surfaces in BBQ area.
Frequency: Twice weekly (Peak), Weekly (Shoulder & Off-Peak)
- Check BBQ gas levels and inform Seashells Manager if low.
Frequency: Daily (all seasons)
- Pressure clean floors and walls.
Frequency: Monthly (all seasons)
Note: Duties marked in red must also be done on Saturdays and Sundays.
General Maintenance of Buildings
- Clean out all guttering and downpipes.
Frequency: Six-monthly
- Check gutters and downpipes for overflow or blockages whenever it rains.
- Clean steps to upper level of D block and wash/blow paths and walkways to prevent slip hazards.
Frequency: Every two months
- Clean timber walkways to pool and breezeway area to prevent mould or debris.
Frequency: Every three months
Tennis Courts
- Sweep and clean courts; check nets for good condition. Report repairs to Strata.
Frequency: Weekly (Peak), Fortnightly (Shoulder & Off-Peak)
- Spray and pressure clean to remove mould and moss; clear debris.
Frequency: Twice yearly
Playground Area
- Maintained by Seashells Resort (Lot 1) at no cost to Owners Corporation.
Pool and Spa
- Clean pool and spa areas, wash pavers, clear rubbish, arrange furniture neatly. Report breakages.
Frequency: Daily
- Clean pool and spa water, remove rubbish/scum, top up water levels.
Frequency: Daily (Peak & Shoulder), Weekly (Off-Peak)
- Check chemical levels and equipment; adjust as needed.
Frequency: Daily
- Clean skimmer box of debris and mould.
Frequency: Twice weekly (Peak), Weekly (Shoulder), Monthly (Off-Peak)
- Test pool gates for compliance; report failures and make safe.
Frequency: Daily
- Check signage and lifebuoy visibility.
Frequency: Daily
- Check spa filters for cleanliness and function.
Frequency: Daily
- Inspect fencing for damage; report and make safe.
Frequency: Daily
- Check pool vacuum cleaner operation.
Frequency: As required
Important: Pool and spa testing, dosing, and cleaning must be completed by 8:00 AM daily.
Grounds and Gardens
- Check grassed areas for trip hazards; fill with soil if needed.
Frequency: Daily
- Remove animal droppings from grounds.
Frequency: Daily
- Fill animal holes in lawns to prevent falls.
Frequency: Daily
- Trim dead shrubs, bushes, flowers, palm fronds, fallen branches.
Frequency: Daily
- Trim hedges and shrubs; remove weeds from paths and driveways.
Frequency: Monthly
- Blow debris from pathways (avoid blowing into doorways).
Frequency: Weekly
- Empty garbage bins and manage disposal.
Frequency: Monday, Wednesday, Friday
- Keep grounds clear of rubbish.
Frequency: Daily
- Clean fish station near beach and remove cigarette butts/debris.
Frequency: As required
- Weed gardens and paths, including behind C block.
Frequency: Daily
- Check cement areas for trip hazards; repaint yellow markings if needed.
Frequency: Weekly
- Check “Mind your step” stickers and repair or replace if lifting.
Frequency: Weekly
- Water plants, gardens, lawns as needed.
Frequency: Weekly
Additional Information
- Contractor provides all necessary equipment for duties.
- BBQ cleaning products and consumables are at contractor’s expense.
- Pool chemicals and supplies ordered by strata manager upon contractor’s request.
- Follow Safe Work Guidelines, PPE usage, and chemical handling protocols.
- Ensure no trip or slip hazards at any time.
- Invoices to be sent weekly; payment within 14 days.
- Seasons:
- Peak: 1 Dec – 30 Apr
- Off-Peak: 1 Jun – 30 Aug
- Shoulder: 1 May – 31 May & 1 Sep – 30 Nov
