Reliance Werribee - We are searching for a Property Manager looking to join our dynamic organisation with all the most up to date cloud based system and great working setting.
Working alongside an established and dedicated property management team with mentorship and support. This position will suit a proactive and motivated individual who has the desire to learn and excel in their role.
Roles & Responsibilities include, but not limited to:
- End-to-end portfolio management with remote trust accounting support
- Schedule and complete routine inspections in a timely manner
- Manage rental properties by advertising and securing tenants, negotiating rent, and enforcing leases
- Attract eligible tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing properties
- Arrange and coordinate maintenance and maintain a list of reliable trades
- Ensure the property financial objectives of landlords are being met by collecting rents and any other payments by the due dates and communicating with the landlords about their short and long-term goals for the property
- Prepare detailed entry and exit reports
- Prepare and attend VCAT hearings as required
- End leases and diligently execute the vacate process

The ideal applicant will have:
- Minimum qualification of Victorian Agents Representative Certificate / Certificate IV in Real Estate Practice
- Proven experience in Property Management
- A minimum of 6-12 months of property management experience
- Ability to work under high-pressure with high attention to detail
- Ability to work with minimal supervision
- Ability to communicate effectively with people at all levels, with diverse backgrounds
- Must have a valid drivers license
- Must be willing to provide a valid Police Check
- Valid Australian work rights or appropriate work visa
