CBRE are seeking an Associate Director – Property Manager to lead our Industrial team in Queensland. We are seeking an experienced, passionate and career driven professional.
Here's a snapshot of your day;
Maintain close liaison with owners, occupiers and operational personnel with regards all aspects of property management including leases activities to ensure compliance, lease renewals, rent reviews, preparation of lease and license documentations including other legal matters.
Preparing detailed monthly reporting packs for property owners Monitor all financial transactions relating to management buildings and ensure the proper authorisation of payments and collection of debts; Driving business development; growth and expansion. Working closely with senior leaders to define and deliver the business plan objective. Build and maintain key stakeholder relationships both internally and externally Here are some of the strengths you’ll possess and the background you’ll need to be successful; Significant experience in Property Management relating to industrial assets A demonstrated track record of managing Industrial assets, of coordinating a team of property managers, engineers and building supervisors and liaising with clients at a strategic level. Commercial acumen, financial aptitude and analytical skills. Demonstrated experience in effective business development and negotiation skills; Outstanding communication style, the ability to build rapport, win business and inspire confidence via hands on technical skills. EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS) from four-year college or university and a minimum of 7 - 10years of related experience and/or training
CERTIFICATES and/or LICENSES
Real Estate Salesperson License required. Professional designation such as CPM, CCIM, RPA and/or FMA preferred.
Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to respond effectively to the most sensitive issues. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
Requires in-depth knowledge of financial terms and principles. Able to forecast and prepare budgets. Conducts financial/business analysis including the preparation of complex reports.
Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.
OTHER SKILLS and ABILITIES
Intermediate to advanced skills with Microsoft Office Suite
Working knowledge of leases, contracts, financial instruments, tax laws, and construction.
SCOPE OF RESPONSIBILITY
Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.
Responsible for personal safety and the safety of those who are affected by your work. This includes but is not limited to:
1. Complete all required and assigned HSE training at a satisfactory level,
2. Follow all activity policies and procedures, including all HSE-related requirements at all times,
3. Participate in all HSE-related programs & activities as required, including incident investigations, interviews, auditing and assessment, etc.
4. Report any conditions which you feel could result in an accident or injury and / or stop work if required.
As a Manager:
1. While adhering to all HSE requirements established for CBRE employees, supervisors and managers are additionally required to:
a. Provide sufficient distraction-free time for employees to complete all required HSE training & support the HSE training program implicitly,
b. Investigate and resolve (if possible) all reported unsafe conditions / acts and communicate results back to the affected stakeholders,
c. Support "stop work" authority when it is exercised in good faith,
d. Communicate any / all potential workplace hazards and workplace procedures.
